A 120-unit residential estate scheduled for phased redevelopment required security during tenant decanting. The site was exposed to trespass, damage, and unauthorised access, with previous contractors failing to maintain regular attendance or clear records.
The local authority required a security provider to secure vacant blocks, conduct regular inspections to satisfy insurance conditions, and maintain an out-of-hours mobile response service.
Our Operational Approach
H&T Experts deployed an operational team to secure vulnerable ground-floor units with perforated steel screens, re-key external entrance cylinders into our secure key system, and establish routine mobile patrol visits.
Our mobile patrol officers conducted irregular visits during evening and weekend risk windows, alongside scheduled property inspections. Officers recorded property condition, checked entry points, and reported any maintenance or safety issues promptly to the council housing team.

The estate remained secure throughout the 9-month decommissioning programme without illegal occupations or significant damage. Inspection records enabled the council to maintain continuous insurance coverage up to the contractor handover.
